Chris started looking for properties in February 2009 and finally closed on a short sale in September 2009. Initially thinking he wanted to be out near the inlet for fishing, he ended up not far inland at East Lake Village with lots of space in a 3-story townhouse.</p>
<p>Chris was working overseas when he went under contract for the short sale in East Lake village. Corresponding mostly via email with his mortgage lender, he was able to make the deal happen after many bumps in the road!</p>
<p>On vacation from his employment, Chris came back to the states, closed on the house, and decided his next project would be to put in wood flooring and take out the old carpet.</p>
<p>It pays to be patient because Chris was able to get a 1900 square foot home for around $52 a square foot. The house was practically move-in ready and just a few doors down from the community pool!</p>
<p>Congratulations, Chris, and best of luck filling up all those rooms with furniture!</p>

<p>I had been working with Mr. Wallace for quite some time &#8211; almost a year! &#8211; when this beautiful house came along.</p>
<p>Mr. Wallace lived in the area and knew that his brother and sister-in-law wanted to find a seasonal home in Port St Lucie. As soon as the sign went up in the front yard Mr. Wallace called me to check the MLS and find out the details. It was a 4 bedroom Holiday Builders model home for a great price!</p>
<p>Not needing to think too long, Mr. Wallace and his relatives made their offer. The bonus came along when the builder announced they&#8217;d be happy to sell the furnishings in the home. Just imagine getting all the furniture in a decorated model home (professionally decorated, nonetheless) for under $5000! I was sure jealous!</p>
<p>To top things off, Mr. Wallace decided to buy the lot next door as well.</p>
<p>The happy ending is that the transaction closed smoothly and now when the Wallaces come to visit Port St Lucie, they don&#8217;t have to worry about buying furniture &#8211; they just need their clothes and their toothbrush!</p>

Their family had decided they&#8217;d put their home on the market in Connecticut but felt that it would be best to secure a purchase in sunny South Florida while prices were very low.</p>
<p>We toured quite a few communities while Sally was here and chatted about her applying for a job within the St Lucie County school system, as she was a teacher up north. Cole cracked me up because he was the biggest critic of the tour &#8211; claiming doors were creepily too high, dead bugs were unattractive, and generally carrying on about the condition of the vacant homes. He made for some great entertainment!</p>
<p>Just for a quick trip I decided to show Sally the homes in Vizcaya Falls which is north of St Lucie West in an area that is known as Torino. We toured a few new homes that were left by the previous builder and then purchased by the developer Kolter, who will be re-establishing the community. These large, 2-story homes gave Sally the sense of space and room that she was used to in her big home back in Connecticut.</p>
<p>After going home, we kept in touch regarding homes on the market and I even shot a few video tours of properties that Sally couldn&#8217;t see while she was away. The day came when the family decided that just maybe Vizcaya Falls had everything that they wanted so they decided to make an offer on a water front home below what the developer was asking. The listing agent scoffed and said they&#8217;d never take it but the good news came over the weekend that they&#8217;d settle on a price very close to what Sally and her family offered!</p>
<p>Plane flights were booked and Sally came back to town by herself to tour the home during her inspection period. The closing went on without a hitch in October 2009. The family was all reunited in February and I finally got to meet Sally&#8217;s husband Ted to snap the photo above. I&#8217;m happy to report that Ted liked the house and they lived happily every after! Oh, and Sally got the job with the St Lucie County school system and is now one of our fine teachers here locally!</p>

<p>Carmen needed to sell her large pool home and downsize in to something smaller and easier to maintain. So we started off listing her house and just as she considered taking it off the market we got a great offer!</p>
<p>Now began the juggling act &#8211; trying to close her pool home as well as find something that she could easily move in to. At first I thought the process might be a struggle because Carmen was used to her exceptionally clean home and most of the listings in Port St Lucie are foreclosures or short sales that need a bit of TLC and cleaning before move-in.</p>
<p>But then we walked in to the brand new two-story townhouses at the Villas of Torino and Carmen immediately looked at me and exclaimed &#8220;This is for me!&#8221; Boy do I love when that happens.</p>
<p>Let me tell you how impressed I am with these Mercedes-built townhomes. I hadn&#8217;t toured them before and the 2-story corner units are fabulously spacious. You barely know you&#8217;re in a townhouse when you&#8217;re in the living room and the ceilings are two floors high!</p>
<p>So we pulled it off &#8211; Carmen sold her pool home on a Tuesday and used the cash to buy the Villa in Torino the next day. The buyers of her pool home were gracious enough to allow her a few days extra to coordinate her move in to the Villa.</p>
<p>Now Carmen won&#8217;t have to worry about her lawn or keeping her pool clean because that&#8217;s all taken care of at the Villas of Torino! She also has a blank canvas to start with as the home is brand-new and never lived in. And the new buyers of her pool home can start a happy life together. Don&#8217;t you love when dreams come true?</p>

The location that he desired was in the Gatlin / Rosser Blvd area with access to Becker Road so that he could take the back roads to Stuart where he works.</p>
<p>Our first Saturday of touring was a success and he made an offer on a property but unfortunately got beat out by someone else. The second Saturday was another success in that he found a <em>never-lived-in</em> three bedroom home in the area that he wanted.</p>
<p>It was a relief to learn that the owners were selling this as a regular sale and not a short sale. Bryan picked the deal up for almost $10,000 under the asking and looks forward to cashing in on the $8000 tax credit. Getting to closing wasn&#8217;t too hard and the inspection passed with flying colors (other than a nest of wasps in the master bathroom&#8217;s tub!!)</p>
<p>The closing happened in September and Bryan and his dalmation dog have sinced moved in and are enjoying their new space. </p>
